What happens once you’ve ordered online?

Our simple and straight forward HIPs service allows you to market your property quickly and easily....

  1. You pay online with a credit or debit card (no additional cost for credit cards).
  2. You will receive a SMS text and email confirming your order and log in details, this will allow you to complete your property information questionnaire (PIQ) online.
  3. If you have supplied your estate agents details they will receive an email confirming you have ordered a HIP Pack.
  4. One of our local energy assessors will contact you within 24hours (working hours) to arrange a visit to your property.
  5. Once the EPC is uploaded (normally 2 – 3 days) you will receive our Mini Pack which allows you to begin marketing your property, your estate agent will also a copy.
  6. When all of the remaining documents have arrived we will email you and your estate agent (if applicable) with your completed HIP.

Who Needs a Home Information Pack – Hip?

From the 14th December 2007 any property that is marketed for sale in England and Wales will need a Hip.

Can I market the property before I receive the Hip?

The Hip needs to be ordered when the property is first put on the market, at the moment and until 6th April 2009, you do not need to have possession of the Hip but must have proof that one has been ordered.

What’s in the Hip

In brief the pack contains:

  • An index (i.e. a list of the contents of the HIP)
  • A sale statement (summarising the terms of sale)
  • Evidence of title
  • Standard searches (i.e. local authority enquiries and a drainage and water search)
  • An Energy Performance Certificate (EPC)
  • Commonhold information (where appropriate)
  • A copy of the lease (where appropriate)

Do all properties need a Hip?

Most standard properties need a Hip but there are some exceptions,
You do not need a Home Information Pack for:

  • Properties where there is no marketing (e.g. sale to member of your family)
  • Non-residential properties
  • Seasonal and holiday accommodation
  • Mixed sales (e.g. shop with flat)
  • Right to buy and similar sales
  • Sales of portfolios of properties
  • Properties not being sold with completely vacant possession
  • Unsafe properties and properties to be demolished.

How do I order my Hip

What should I look for in a Hip provider?

Ideally the Hip provider you choose should have full indemnity insurance and subscribe to the AHIPP code of conduct for Hips (Hip code). All Hips which comply with this Code will include the HIP Code logo and you can check whether a HIP provider subscribes to the Code by contacting the Property Codes Compliance Board or visit their web site at www.propertycodes.org.uk.

The HIP Code provides protection for homebuyers, sellers, estate agents, conveyancers and mortgage lenders who rely on the information included in a Home Information Pack (HIP) provided on residential property within England and Wales. It sets out minimum standards which HIP providers have to meet.
Though it is not mandatory the Provider should also be a member of the Association of Home Information Pack Providers – AHIPP, to check your provider is registered visit the AHIPP web site at www.hipassociation.co.uk.

CHANGES to Home information Pack (HIP) legislation means from 6th April 2009, every home must have a HIP in place — not just on order — before it can be put on the market.

Sellers will also be required to complete the new Property Information Questionnaire (PIQ) detailing important pre-sale information such as the home’s council tax band, parking arrangements, utilities and flood risk — this could be vital information when deciding to make an offer.

Not only will the new PIQ provide buyers with further, upfront information about their possible new home, but it will significantly increase the number of consumers viewing the HIP, according to the Association of Home Information Pack Providers (AHIPP).

Mike Ockenden, director general, AHIPP, comments: “Finally we will see HIPs getting into buyers’ hands. There is already evidence that HIPs have helped to speed up the conveyancing process. However, one of the key challenges we have faced as an industry is consumer apathy. While every home on the market has had a HIP since December 2007, a recent CLG report has indicated that so far, only 40 per cent of buyers even saw the HIP for the home they eventually purchased, and this needs to change.

“HIPs provide buyers with a great deal of important information that should be taken into consideration before making an offer, from the home’s energy efficiency to local search information. Following the launch of the PIQ, the level of upfront information available in the HIP will increase and we expect to see more buyers asking to see a home’s HIP.

“The reality is that most of those selling a home will be buying a home too and if they have completed a PIQ for their own property, they are more likely to ask to see the PIQ for any properties they plan to purchase.”

As vendors play an increasingly involved role in the HIP process, AHIPP warns consumers that they need to act quickly and efficiently to ensure they do not delay the marketing of their own home. Completing the required PIQ and allowing Domestic Energy Assessors (DEAs) into the property to conduct the necessary Energy Performance Certificate (EPC) as quickly as possible will be essential to ensure smooth and seamless process.

Mr Ockenden added: “Our members are turning HIPs round in an average of five days. As a result, this new legislation is unlikely to delay consumers looking to sell their home. However, with vendors playing an increasingly important role in the HIP compilation process it is essential that they are provided with the necessary information and are made aware that their PIQ must be completed before their home can be marketed.
